Mirabelli Real Estate Corporation is in growth mode and we are excited to announce that we are looking for a highly skilled and experienced Senior Project Manager to join our expanding Canadian team. The Property Manager will oversee, maintain, and orchestrate repairs in all designated commercial and residential buildings and properties. Responsibilities will include but are not limited to the following:
- Provide guidance and leadership to executive team.
- Drive and manage growth of real estate portfolio.
- Coordinate maintenance and inspections to comply with all relevant laws, codes, and company policies.
- Assist in determining rental rates; collect common expense fees.
- Find and select building tenants.
- Keep records for the condominium corporation.
- Arrange meetings, notify tenants and report on meeting activities.
- Manage all financial tasks including collection of rental fees.
- Maintain and track leasing agreements and contracts.
- Prepare budgets and report on financial statements.
- Hire and manage service companies, subcontractors and onsite staff.
- Address and manage all tenant complaints in a timely manner.
- Ensure that all invoices are paid in a timely manner.
- Prepare and administer status certificates.
- Build productive relationships with tenants, vendors and regulatory bodies.
- Hire subtrades and vendors to perform building repairs.
- Prepare annual budget and oversee the reserve fund.
- Prepare financial reports and arrange for audits.
- Responsible for all quality control.
- Oversee and monitor insurance policies.
- Initiate projects designed to enhance property beauty and value.
- Attend to all tenant concerns promptly and in a professional manner.
- Respond to emergencies according to emergency management plan.
- Show properties to prospective tenants.
- Advise the board of directors on compliance with the Condominium Act (1998).
- Ensure that all property rules and regulations are followed.
- Assist in marketing initiatives to ensure full occupancy.
- Advise the board on its financial responsibilities and reserve fund planning.
Qualifications:
- Bachelor's degree
- CPM, RPA, or RAM designation preferred.
- Ontario Licensed Condominium Manager (OLCM)
- 5+ years of experience in property management.
- Very strong leadership skills.
- Strong interpersonal and communication skills.
- Proven ability to comply with operational policies and procedures, codes, and regulations.
- Exceptional organizational and problem-solving skills.
- Proficiency using Microsoft Suite.
- Experience analyzing financial information.
- Organized and detail-oriented.
- Solid understanding of real estate and property law.
